Through our search, we identified an off-market opportunity in New Plymouth and worked alongside Baylis & Taylor to arrange a viewing before the property was offered to the wider market.

The property was a substantial three-bedroom home with a separate office, elevated sea views and three-car internal-access garaging. Importantly, we also identified potential to add further value and equity through a future renovation.

We assessed the property, rental potential and comparable market evidence before negotiating the purchase on behalf of J & J. The property was ultimately secured below an independent registered valuation, providing our clients with immediate equity from the outset.

From there, we coordinated comprehensive due diligence including the building inspection, Healthy Homes assessment, methamphetamine testing, insurance, finance, registered valuation, rental appraisal and legal review of the newly issued freehold title.

Throughout the process, we worked closely with J & J, their mortgage adviser, solicitor and the relevant property professionals to identify and work through the issues uncovered during due diligence before progressing through to settlement.

Beyond the immediate equity created through the purchase, we identified further potential to improve the property through renovation, increase its rental performance and build additional equity over the longer term.

The Result: An off-market New Plymouth investment secured below independent registered valuation, providing immediate equity from day one, strong rental potential and further opportunity to add value and build equity through renovation.
